n Engineering Inc. was retained in 2022 to provide civil engineering services for a proposed mixed-use condominium development on a 1.72-acre site in Brampton. The project envisions a 14-storey building comprising retail spaces and 206 residential units, supported by underground parking. The building design incorporates varying ground floor elevations to respond to site conditions, with access provided from Credit view Road and Queen Street West.

The scope of engineering services includes site grading and servicing, stormwater management design, sediment and erosion control, and preparation of a construction management plan. The project has successfully obtained OPA/ZBA approvals, with engineering services currently approximately 70% complete. The next phase includes Site Plan Approval and building permit submission.

A key challenge for the project was the site’s low-permeability soil conditions, which limited the feasibility of LID strategies. In response, an alternative approach was developed to address water balance and volume control requirements, including the implementation of a greywater reuse system. Additional complexity arose from the need to coordinate and satisfy multiple regulatory requirements, including those of the City of Brampton, and Credit Valley Conservation, particularly given the site’s frontage along the regional corridor of Queen Street West.
